The components of our discipline have been evolving since the beginning of commercial coating systems but, more so during the past four to five decades. Some developments have been immensely beneficial, others not so much. Property owners, developers and managers don't regularly prepare themselves to be experts in the arena of coating systems. Therefore, the responsibility for educating our clients has become a very important obligation that is often abandoned or avoided. How do you make a good decision, an informed decision and select for your greatest benefit? Should decisions about eliminating water infiltration be based solely upon cost? Probably not. Cost is important but the most important aspect of it is cost per square foot, per annum, not initial cost. A wise man gave this example: "I can give you good, or I can give you cheap, but I cannot give you good and cheap"- in reference to system quality.
We, at Waterbarriers Coatings, LLC, have learned that most commercial Building envelopes are candidates for being restored to original service status, using established methods and materials. One of the most popular methods of restoring a system requires drilling up to tens of thousands of screws into a candidate assembly. Where is there a benefit from perforating a perfectly restorable asset? What about a different approach, one that recycles the entire existing asset, without perforating? Would it become an even greater advantage if the restoration process delivered perpetual sustainability?
The examples in this photo show a very small portion of their multiple protective planes, all of which are ballasted synthetic rubber. The field sheets of synthetic rubber do not wear out. These are approaching almost 40 years of continuous service, through Planned Preventive Maintenance. Others would sell this owner a costly replacement.
